Failing siding is easy to spot. Panels crack after a cold snap or a hailstorm, courses work loose and ripple, hardboard swells along its bottom edge, or water stains show up inside on an exterior wall.

We plan patch repairs carefully on older houses, and Edmonton has a lot of older housing. In the 2021 Census, 50,230 of the city's 396,400 occupied dwellings were built in 1960 or earlier, and another 110,385 went up between 1961 and 1980 (Statistics Canada). On houses that age, the original siding profile and colour are often discontinued, which makes a patch repair harder to match.

Which exterior jobs need a permit?

From the City of Edmonton's home renovations page and its 2026 fee schedule. St. Albert, Strathcona County and the other municipalities in the region set their own permit rules, and we check them for your address.

How much does new siding cost?

We give every siding job one fixed price after the site visit. The price moves with the wall area, the number of corners and openings to trim, the material, and the state of the sheathing once the old cladding is off. For what drives a roof price, see roof replacement.

Outside an insurance claim, you can spread the cost with financing through iFinance Canada: rates from 0% to 9.99% on approved credit, terms up to 48 months and amounts up to $50,000. Meadow is not the lender; the financing page explains how it works.

Alberta seniors with a total annual income of $75,000 or less and at least 25% equity in their primary residence can also look at the province's Seniors Home Adaptation and Repair Program (open as of September 2026). It offers a low-interest home equity loan of up to $40,000 and lists roof and window replacement among its project examples.

How an insurance claim runs

We handle the building side of a claim: documenting the damage, agreeing on the scope with your adjuster and doing the work. Open a claim with your insurer first and send us the claim number. If water is coming in, ask the insurer what temporary protection it wants, such as a tarp, until repairs start.

We inspect the siding, windows, eavestroughs and roof and photograph each damaged area, including anything behind the damage that the adjuster should see. Then we walk it with your adjuster, on site where possible, and settle the repair scope in writing. If the house needs more than the first scope covers, we raise it before work starts.

You get one written fixed price after our site visit. If the work needs permits, such as a change of siding material, we apply for them and book the inspections. We build the approved scope and price any upgrades you choose beyond it separately. For the roof itself, see roof replacement and repair.

What weather does to siding

Climate normals for Edmonton and hail figures for Alberta, with what each one means for the outside of a house.

MeasureEdmonton figureWhat it means for your house
Days a year with a low at or below 0 °C179 at the Edmonton City station (1991 to 2020 normals)Water that gets behind siding freezes and thaws over and over, which pries open gaps and splits old caulking.
SnowfallAbout 124 cm a year, same station and periodSnow melts over warm parts of the roof and refreezes at the cold eaves, so eave protection and attic ventilation matter.
Frost-free period141 days on average, May 7 to September 25, same stationThe easiest months for siding work, so book spring jobs early.
Hail1.0 day with hail a year at the Edmonton Airport station, mostly June to AugustA single station records only the storms that cross it. The Insurance Bureau of Canada says Alberta has had a major hailstorm every year for the past decade, with damage totalling $8 billion (IBC).

Your rights as a customer

We're licensed and insured in Alberta, with WCB Alberta coverage. You get a written fixed price after the site visit, we pull the permits and book the inspections for permitted work, and our workmanship carries a 1-year warranty.

Alberta's Consumer Protection Act also lets you cancel a written contract with a prepaid contractor that was solicited, agreed upon or signed at your home, or elsewhere away from the contractor's normal place of business, within 10 days after you receive your copy (Government of Alberta), and our guide to contractor licensing in Alberta covers the rest of the rules.

Your siding questions

When is the best time to install siding in Edmonton?

Late spring to early fall is easiest, so it pays to book Meadow early for a spring start. At the Edmonton City station, the average frost-free period runs 141 days, from May 7 to September 25 (1991 to 2020 normals). Siding can go on in colder months, but vinyl stiffens in the cold and needs more care when it is cut and fastened, so winter jobs move slower. Storm repairs happen whenever the damage does.

Do I need a permit to replace siding in Edmonton?

No, not for re-siding with a similar material, such as vinyl for vinyl, and Meadow checks your address before quoting. Changing to a different material needs a permit, and where a development permit applies to exterior work, the City of Edmonton's 2026 fee is $195 (fee schedule). Meadow applies for any permits the job needs and books the inspections. St. Albert, Strathcona County and the other nearby municipalities set their own rules.

Can you match my existing siding?

Yes, while the profile is still made. Older siding profiles and colours do get discontinued, and when an exact match is gone, Meadow salvages matching pieces from a less visible wall or re-sides that whole side of the house so the colour stays even. On an insurance claim, we raise the matching question with your adjuster early.

Do you replace windows?

Yes. Meadow replaces windows on their own or as part of a siding job, which is the cleanest time to redo the flashing and trim around each opening. In Edmonton, a replacement window needs a permit only if it is larger than the original or closer to the property line (2026 fee schedule). Enlarging a basement window for egress, for example, needs one.

Do you install seamless eavestroughs and downspouts?

Yes. Meadow often installs them along with new siding or a new roof so the drip edge, fascia and troughs line up. The City of Edmonton advises downspout extensions or splash pads that carry water at least 2 metres from the house and at least 15 centimetres from the neighbouring property (lot grading guidance). If water pools on a walk or driveway, we can also fix the slope (concrete and asphalt).

What if there is rot under the old siding?

Meadow stops work on that wall and sends you photos before anything is covered. New siding needs solid sheathing behind it, so rotted boards get replaced, and on an insurance job the adjuster sees the same photos. In houses built before the early 1990s, Alberta health guidance advises an asbestos test by an environmental consultant before disturbing materials that might contain it (MyHealth Alberta).

Do you work outside Edmonton?

Yes. Meadow takes exterior jobs in St. Albert, Sherwood Park, Spruce Grove, Leduc, Beaumont and Fort Saskatchewan as well as Edmonton. Permit rules differ from town to town, so we check yours before we quote and handle any permits the job needs.
