Roofing questions
How much does a roof replacement cost in Edmonton?
It depends on the size and pitch, the old layers and the shingle you pick, so Meadow quotes each roof after a site visit. Your fixed price follows within 48 hours. If insurance is not paying, renovation financing through iFinance Canada lets you spread the cost, on approved credit.
What can raise the price of a roof replacement?
Rotted decking can, because nobody sees it until the old shingles come off. Meadow stops when the tear-off turns it up, sends you photos and prices the extra boards before replacing them. Flashing around chimneys, walls and skylights also adds to the price.
Can a roof be repaired instead of replaced?
Yes, if the damage sits in one area, such as a few lifted or missing shingles, a split vent boot or loose flashing. Meadow suggests a new roof when granules are washing off across whole slopes, new leaks keep appearing or hail has marked most of the shingles. After the inspection, we explain our call with photos.
Will insurance pay for hail damage to my roof?
It depends on your policy, and your adjuster decides coverage, so the first call goes to your insurer. Meadow then inspects the roof, photographs every damaged area and walks it with the adjuster, including any siding and window damage from the same storm. When the insurer signs off on the scope, we build it for a fixed price and price any upgrades you add on their own.
Are impact-resistant shingles worth it in Edmonton?
Yes, they're worth a quote, and Meadow prices standard and impact-resistant shingles next to each other so you can compare. According to the Insurance Bureau of Canada, Alberta has seen a major hailstorm in each of the last ten years, and most insurers offer discounts of up to 50% on home insurance when hail-resistant materials are installed (IBC).
When is the best time to replace a roof in Edmonton?
The warm months are easiest, so ask Meadow for a spring date early. Environment and Climate Change Canada's Edmonton City station averages 141 frost-free days a year, with the last spring frost around May 7 and the first fall frost around September 25 (1991 to 2020 climate normals). Storm damage gets fixed when it happens.
Do I need a permit to replace my roof in Edmonton?
No, not for new shingles on a house, and Meadow confirms the rules for your address before quoting. The City of Edmonton lists replacing roof shingles as maintenance with no permit (home renovations), and re-roofing an apartment or commercial building with materials of a similar type and assembly needs none either (changes to existing buildings). Other nearby municipalities, Strathcona County and St. Albert among them, set their own.
What if the roof deck is rotten under the shingles?
Meadow stops and shows you before anything new goes on. We photograph soft or rotted decking, because shingles need solid boards under them, and if there is a claim open the adjuster gets the photos too. If the house went up before the early 1990s, Alberta health guidance advises an asbestos test by an environmental consultant before work disturbs materials that might contain it (MyHealth Alberta).
Do you replace roofs outside Edmonton?
Yes. Besides Edmonton, Meadow replaces roofs in St. Albert, Sherwood Park, Spruce Grove, Leduc, Beaumont and Fort Saskatchewan. Permit rules change from one municipality to the next, and we look up the ones for your address before sending the fixed price.
