We close off each work area with framed dust walls and cover the floors people walk to reach it. Signs keep the public out of active areas, and the entrances, washrooms and exits people rely on are marked with the building manager before we price.
We book water or fire alarm shutdowns ahead with the building manager and keep them as short as the work allows. If part of the building has to close for a time, you hear that at the site visit.
Questions from public owners
Can a public building stay open during the work?
Yes. Meadow phases the work so the entrances, washrooms and exits people rely on stay usable, with dust walls, floor protection and signs around each work area. Water or fire alarm shutdowns are scheduled in advance with whoever manages the building and kept short. If part of the building has to close briefly, you hear that at the site visit.
What should we send before you price?
Send the tender package: specifications, drawings, any addenda and the closing date. Meadow prices what those documents describe and sends questions before the tender closes. If there are no drawings yet, we walk the building with you, agree on the scope and price that.
Do public renovations in Edmonton need permits?
Usually, yes, and Meadow prepares the applications and books every inspection. In Edmonton, the City reviews every alteration or change of use to a non-residential building for a development permit first, and building permit review waits until that is done (City of Edmonton). Cosmetic changes such as painting, flooring or cabinetry need no permit.
Do accessibility rules apply to public renovations?
Often, yes, so Meadow looks at them during the site visit and includes any upgrades in the price. Section 3.8 of the 2023 Alberta Edition of the National Building Code covers alterations to existing buildings and changes in use, but it is not applied retroactively (Accessibility Design Guide). The permit authority decides how much of an existing space must be brought up to it.
Can we request a WCB clearance letter on Meadow?
Yes, at any time. Meadow carries WCB Alberta coverage, and you can ask WCB-Alberta online for a clearance letter on us (clearance letters). WCB-Alberta advises getting one before you hire a contractor and before you release payment, since otherwise you may be liable for premiums the contractor has not paid.
Can you build from our design team's drawings?
Yes. Meadow builds from the drawings your architect or engineer issues and routes our questions through them. If there is no design yet, we can bring an architect or engineer onto the project, keep the design inside your budget and file their drawings with the permit applications.
Do you take public work outside Edmonton?
Yes. Meadow prices public and institutional work throughout the Edmonton region, with St. Albert, Sherwood Park, Spruce Grove, Leduc, Beaumont and Fort Saskatchewan included. We check the local permit rules for each building before pricing.
Pricing a public project?
