We start with the building rules: contractor hours, elevator bookings, where trucks can park and which doors residents use most. Then we seal each work area with dust walls on framed supports, protect the floors along the route and post signs that keep residents out of active areas.
We book any tie-in that needs a shutdown with the building manager and keep it short. Residents get notice before noisy or disruptive work begins, and exits stay open and signed throughout.

Questions from landlords and managers
Does an apartment renovation in Edmonton need a permit?
Not for cosmetic work: the City of Edmonton needs no permit for painting, flooring or cabinetry in an apartment building (changes to existing buildings). Meadow handles the rest, since other alterations go through the City's development permit review first and building permit review starts only after that. We prepare the applications and book the inspections.
Do you renovate suites between tenancies?
Yes. Meadow renovates suites between tenancies: tell us the move-out date and what each suite needs, and you get one fixed price within 48 hours of the site visit. Rental vacancy has risen: CMHC put the Edmonton CMA's purpose-built rate at 3.8% in October 2025, up from 3.0% a year earlier (CMHC Rental Market Survey).
Do residents lose water during the work?
Only for short shutdowns that Meadow books ahead with the building manager. Alberta landlords must keep rental premises habitable throughout a tenancy (landlord responsibilities), so we plan each tie-in to keep water or the fire alarm off for as little time as the work allows. Exit routes stay open and signed throughout.
Should an older apartment building be tested for asbestos?
Yes, if it was built before the early 1990s, and Meadow puts that testing at the start of the schedule. Alberta health guidance says an environmental consultant should test before a renovation disturbs materials that might contain asbestos (MyHealth Alberta). Those results shape the demolition plan.
Can you re-roof or re-side an apartment building?
Yes. Meadow re-roofs and re-sides rental and multi-family buildings on a schedule built around tenants; see our roofing and siding pages. In Edmonton, doing either with materials of a similar type and assembly needs no permit (changes to existing buildings).
What should a property manager send before the visit?
The address, the suites or common areas in scope, any drawings, and the building rules for contractors, such as working hours. Meadow walks the building with you, then sends one fixed price within 48 hours of the visit, listing what is and is not included.
Do you take on row housing and smaller rental buildings?
Yes. Meadow works on row-house complexes as well as apartment blocks, and the job can be a single unit or the whole property. Each one starts with a walkthrough with the owner or manager, followed by a written fixed price.
Do you work on rental buildings outside Edmonton?
Yes. Meadow takes multi-family work across the Edmonton region, including St. Albert, Sherwood Park, Spruce Grove, Leduc, Beaumont and Fort Saskatchewan. Permit rules differ by municipality, and we confirm them for the address of your building before quoting.
Planning work in a rental building?
Tell us about the building and the timing. We'll book a walkthrough.
