Does commercial work need two permits?
Yes. The City reviews the development permit before the building permit, and Meadow applies for both.
As a general contractor, we run commercial construction and renovation anywhere in the Edmonton region: office and retail fit-outs, tenant improvements, restaurant and hospitality work, capital projects on multi-family buildings, public-sector renovations and design-build coordination.
Commercial work has its own page because the approvals work differently. In Edmonton, every commercial alteration or change of use goes through development permit review, and building permit review starts only after that (City of Edmonton rules for changes to existing buildings). We apply for the permits and build that review time into the schedule.
Basement, suite or full renovation?
We build all three, and each has its own page. Moving plumbing or wiring in a kitchen or bathroom brings trade permits, which we pull.
For homeowners and landlords, we work as a renovation contractor in Edmonton and the nearby towns. Home renovations covers whole-house and main-floor projects, where opening a wall in an older home can change the plan. Basement development turns an unfinished basement into living space, and a legal basement suite goes further, to a self-contained unit built to the City of Edmonton suite rules.
Kitchen renovations and bathroom renovations each have their own page, since moving plumbing or adding circuits in those rooms brings in trade permits. Additions and detached garages mean building something new on the lot, so zoning, setbacks and foundations come into the plan before any framing does.
Who handles roofs and siding?
We do, along with driveways and slabs. On insurance repairs, we work with your adjuster.
Roofing covers re-roofing and roof repairs. Siding and exteriors covers siding replacement and windows as part of exterior work. On insurance repairs to either, we work with your adjuster. Concrete and asphalt covers driveways, garage slabs, walks and patios, plus asphalt paving and parking lots for commercial properties.
We often price exterior and concrete work together with an interior project. An addition changes the roofline and the siding, and a detached garage sits on a slab that has to be poured first, so one quote for the inside and the outside saves you lining up two contractors.
What people ask before calling
Do you handle commercial and residential jobs?
Yes. Meadow quotes and manages both commercial and residential jobs, and brings in the trades each one needs. For gas work we hire a certified gasfitter, who takes out the gas permit and makes the connection.
Do you work outside Edmonton city limits?
Yes. Meadow takes commercial work anywhere in the Edmonton region. For homes, we work in Edmonton, St. Albert, Sherwood Park, Spruce Grove, Leduc, Beaumont and Fort Saskatchewan. Each community has its own permit office, and we deal with the one that covers your property.
Do I need a permit for my renovation?
Usually, and Meadow applies for every permit our work needs. Only cosmetic work, like painting or new flooring, goes without. Edmonton requires permits for jobs such as building or finishing a recreation room, bedroom or bathroom, adding or enlarging a window or exterior door, and repairing fire or flood damage (the City's home renovation permit page). Our basement permit guide walks through the Edmonton process.
Can one quote cover more than one service?
Yes. Meadow can put a tenant fit-out and its parking lot repaving, or a basement suite and its concrete landing, on one quote and one contract. We schedule the trades across the whole job, so you aren't coordinating separate contractors.
Not sure which service fits?
Describe the job. We'll measure, then send a written quote within 48 hours.
